General Terms & Conditions

Das Urgestein is the online offer www.urgestein.tirol represented by Martin Greuter, Unterdorf 45, 6135 Stans. The owner can change his terms and conditions at any time and it is the responsibility of the guest to keep up to date.
The terms and conditions apply in the rental of the apartments Dolomit and Gneis, as well as the holiday homes Schiefer, Sandstein and Granit.

 

§1 The guest accommodation contract is deemed to be closed when the respective accommodation unit has been ordered by the guest and confirmed by the owner. Both the written and the short-term oral form are binding for the confirmation. The guest accommodation contract obliges the guest and the owner to comply and only comes into being between owner and guest, as well as the accompanying persons. An unauthorized accommodation of foreign overnight guests is charged with a double occupancy price.

 

§2 The owner undertakes to make available to the guest the dwelling unit in perfect condition according to legal regulations or customary practices. He is obliged to provide the guest with a different accommodation or to pay damages if he is not able to provide the promised housing unit despite confirmation.

 

§3 If the guest withdraws from the contract before the start of the stay or leaves earlier or earlier than agreed upon, he is obligated to pay the owner the agreed rental price for the days when he does not use the reserved holiday apartment. The payment is due at the latest on the arrival date of the agreed rental period and must be paid in advance.

 

§4 Cancellation of the rental agreement: The Cancellation is free of charge up to 61 days before arrival. The cost of cancellation between 60 and 31 days prior to arrival is 30% of the room rate. In the case of cancellation 30 days or less before arrival, the cancellation fee is 100% of the room rate.

 

§5 The arrival day is considered as a rental day and is calculated as such. An accommodation price is agreed upon. On the day of arrival, the booked apartment is available from 2 pm. The owner reserves the right to change the postponing the arrival time if necessary should be unpredictable events require it. In addition, the guest is given an approximate arrival time to call in advance. If this is not done, there may be longer waiting times come to check-in. On the day of departure, the guest must leave the accommodation unit no later than 6 p.m.

 

§6 The rented property is handed over to the tenant in a clean and contractual way. If there are any deficiencies in the delivery or the inventory is incomplete, the tenant has to notify the owner immediately. Otherwise, the rental property is considered in perfect condition. In the case of damage caused by the guest, the guest will be liable for this. The guest is liable for all accompanying persons. Should a contamination be determined to a disproportionate extent, the owner is allowed to charge an additional cleaning fee of up to € 200.00. A deposit of € 200.00 is required in advance to ensure the quality of the holiday apartment.

 

§7 Personal data of the customer are only collected within the scope of the statutory provisions of the Austrian Data Protection Act.

 

§8 On receipt of the booking confirmation, 30% of the booking area must be paid as a payment in advance. You will receive the payment information together with the booking confirmation.

 

§9 The additional costs (such as electricity, gas, heating, etc.) are included in the rental price. In addition to the cost of the accommodation the guest has to pay the tourist tax in the amount of € 1.00 per adult (older than 16years) and night in all residential units. No separate final cleaning is required. However, the provision under §6 shall be observed. If guests will need a baby-cot we will charge € 29.00 for the rental of one.


The bringing of pets requires the consent of the owner. The lump sum charged for bringing a pet is € 39.00 per pet and for the duration of the stay. The guest is obliged to indicate the desire to bring one or more pets in advance. No more than two pets are allowed per unit. If pets are allowed to stay, this is subject to the condition that the pets are subject to mandatory insurance coverage, are under the permanent supervision of the guest, sleep in a basket or on the floor, are free from illnesses and are otherwise safe for the other guests.

 

§10 In addition to the accommodation units, the outdoor facilities as well as the pool, sauna and relaxation room, the playground and the whirlpool must be left clean after use. Entering the relaxation areas of the natural pool is prohibited, as they contain sensitive microorganisms that are used to clean the water. Swimming and using the outdoor facilities is permitted from 10 am to 7 pm. The outdoor jacuzzi can be used from 2 pm till 10 pm. Parents are generally responsible for their children, especially in the pool area, which has a continuous depth of 1.80 meters. The sauna and relaxation room may not be entered in street shoes and access is permitted from the age of 16.

 

§11 Each apartment has a parking space, which is assigned to the guest on the day of arrival. Guests who require additional parking will be advised to use one of the public parking spaces in the municipality of Stans. The necessary information is available at the reception. Failure to comply with the parking order a fee of € 40, - per day will be charged.

 

§12 The court of jurisdiction is the place of employment, the place where the apartment is located and in which the service is to be provided from the guest accommodation contract, in this case the district court Schwaz. Payment is due no later than the day of departure, possibly the agreed rental price can also be paid in advance. The tenant expressly agrees to this provision.

 

§13 Should one or more provisions of these General Terms and Conditions become invalid, the validity of the remaining provisions shall remain unaffected. The ineffective provision shall be replaced by an effective one which comes closest to the economic purpose pursued with the invalid provision.

Far away from crowded dining rooms and yet with all the comfort you could wish for. Each of our accommodation units has its own private wellness highlight and offers its residents space to relax, unwind and enjoy.

 

A wellness area with a panoramic sauna and a cozy relaxation room awaits your visit. The whole family can relax on the large sun terrace and occasionally take a dip in the large whirlpool. The children's playground is right next to the terrace.

In the garden the goats and chickens are waiting for a visit and a few strokes and the footbridges around the large natural pool invite you to linger.

 

Our goal is to create a home away from home for our guests on holiday, because an unforgettable holiday begins and ends in incomparable accommodation.

 

Due to the central location in the Tyrolean Unterinntal, the Achensee as well as the Zillertal and Innsbruck can be reached by car in twenty minutes. Train and bus stops are both very close to our houses.
